Dickson’s City Center Project Advances with Rezoning and Engineering Approval

Dickson, TN — The Dickson City Council took additional steps at their meeting on April 6, 2026 to move forward with the City Center project, approving both a key rezoning measure and an engineering services agreement tied to the development.

Council members unanimously approved Ordinance #1580 on first reading, which would rezone multiple properties associated with the project to B-2 (Central Business District). The affected area includes land around the Municipal Building, Emergency Communications Center, and the former Dickson Senior Citizens Center.

The council also approved a separate resolution authorizing the mayor to sign a proposal with ECS Southeast, LLC for subsurface exploration and geotechnical engineering services, a step typically associated with early-stage site preparation and construction planning.

Both actions mark continued progress on what city officials have described as a long-term effort to reshape and modernize the downtown area.

From Planning to Implementation

While the City Center project has been under discussion for some time, the combination of rezoning and engineering approvals signals a shift from conceptual planning toward implementation.

Rezoning the property to B-2 allows for a broader range of commercial and mixed-use development options, aligning the area with the city’s central business district standards. This designation is commonly used to support higher-density development, business activity, and pedestrian-oriented design in downtown areas.

The approval of geotechnical engineering services indicates that site-specific analysis—such as soil conditions and structural feasibility—is now underway, a necessary step before construction can begin.

Limited Public Input So Far

Despite the scope of the project, no residents spoke during the public hearing on the rezoning ordinance at the April 6 meeting.

The absence of public comment leaves open questions about the level of community awareness or engagement surrounding the project. Future meetings, particularly as plans become more detailed, could draw additional input from residents and business owners.

Long-Term Impact on Downtown

City officials have not released a finalized, detailed plan outlining all components of the City Center project. However, the location and zoning changes suggest the development is intended to potentially serve as a focal point for the downtown area.

As the project progresses, additional details s are expected to emerge.

Next Steps

Ordinance #1580 will return for a second reading at the May 4 meeting. If approved, the rezoning would take effect.

With engineering work now authorized, the project appears to be entering an early execution phase.

We will update this story as more information becomes available.
