Highway 46 Property Rezoned to Support Burns Garden Center Expansion
Charlotte, TN — A small parcel along Highway 46 South has officially been rezoned to commercial use, clearing the way for an expansion of Burns Garden Center.
The Dickson County Commission voted Monday night to approve a rezoning request changing approximately 19,400 square feet at 2652 Highway 46 South from A-1 (Agricultural) to C-2 (General Commercial).
The property adjoins land already zoned commercial and recently purchased by the applicant.
“Highest and Best Use”
During the public hearing, Pam Redden spoke in support of the rezoning, telling commissioners the parcel is fully surrounded by commercial property.
She said the buyer intends to incorporate the lot into an expansion of Burns Garden Center’s operations.
“There was a small parcel… completely surrounded by commercial property,” Redden said. “That’s the highest and best use — commercial.”
No one spoke in opposition.
Commissioners later voted to approve the zoning change.
What C-2 Allows
C-2 zoning permits a wide range of general commercial uses, making it a common designation for highway corridors and retail areas.
Because the parcel sits along Highway 46 South — one of the county’s key commercial arteries — the zoning aligns with existing development patterns in the area.
Why It Matters
While small in size, the rezoning reflects continued commercial activity along the Highway 46 corridor.
Unlike larger rezoning debates that raise density or traffic concerns, this request appeared consistent with the current character of the corridor and generated no public opposition.
